 The new National Building Regulations was launched in the latter part of 2011, stimulating a new thought process, as an aspiring architectural technologist, it would be a requirement that you become au fait with all the new rules and regulations as set out in the publication.  Comparing the old and new regulations (1st year task) briefly describe some observations of changes brought about in SANS 10400A2010.

The new  amended National Building Regulations was launched in the latter part of 2011 on 9th of September after it was signed by Minister of Trade and Industry, Dr. Rob Davies.The amended act also appeared in the Government Gazette, and will be in effect from November 2011.

NATIONAL BUILDING REGULATIONS AND BUILDING STANDARDS ACT (ACT No. 103 OF
1977) AS AMENDED
SCHEDULE
AMENDMENTS TO THE NATIONAL BUILDING REGULATIONS TO INTRODUCE
REQUIREMENTS FOR ENERGY USAGE IN BUILDINGS

1 Regulation A7 Is amended as follows:

A7 Layout Drawing
Add the following additional requirements:
{m) where provided, the location, type and capacity of water heating installations; and
{n) where provided, details of fenestration and insulation required to satisfy the energy
usage requirements of Regulation XA.

2 Regulation A191s amended as follows:

A19 Competent persons
Add the following additional requirement to sub-regulation A19 (1)(a)(i):

3 {b).
Add the following additional requirement to sub-regulation A19 (12):
{c) Where regulation XA is satisfied by a competent person in accordance with the
requirements of SANS 10400 Part XA, the competent person who is responsible for such
determination shall on completion of the construction and commissioning of the building submit
to the local authority a fully completed Form 4 as contained in SANS 1 0400-A.

 In your own words, describe the role of the architect, with regards to duties and responsibilities.

The role of an Architect is to design habitable spaces that are ergonomically correct in arccodance to the new bulding regulations SANS 10400A2010 for energy effeciency in buildings.Architects work arccoding to the brief of the client and analyxe what the client needs and then come up with a good habitable design that meets the clients need and enenrgy efficient arcoding to the new building regulations SANS 104002010.
 
 The Architect is responsible for coming up with a design of plans, take them to the counsil to be approved for the drawings to be a legal document.From this stage an Architect is held responsible for anything that happens to the design on plans. Architects have to follow the building progress by going to the site to make sure that the structure is built as drawn in plan,section and elvations.
 
An Architect has to apply innovative green building methods in his design due to the new building regulations in other to save energy.
 


What is understood by the following terms:
1.  Tender Documents
After approval of the consel drawings the Architect draws the drawing into detail for the quantity surveyor to use them to calculate the bill of quantity.


2.  Bills of Quantities
An itemized list of materials,parts,and labor needed to build the structure.The bill of quantity is acompanied by the tender documents(with their costs) that is done by the quantity surveyor arcording to the working drawing.
 
3.  Signing of Contracts

It is the signing of legal documents between different parties complying with the rules and regulations as set out in the contract.
